# A brief summary
The real estate market in March 2025 saw a drop in total sales from last month, February 2025 and from March 2024. Total sales for March were $11,028,600 compared to $15,019,000 for February 2025 and $16,846,915 for March 2024.
The Median price for SINGLE FAMILY homes also went down. For March 2025 it was $587,000 compared to $639,000 for last month (Feb 2025) but not far off from where it was last year, March 2024 at $590,000. Total units sold also declined. We had 20 for March 2025, compared to 26 last month, Feb 2025 and 30 in March 2024.
For SINGLE FAMILY homes YTD 2025 we did see an increase of 6.65% in Median Sell Price, from $600,000 YTD 2024 to $639,000 YTD 2025. We also had an increase in New Listings of 21.14% from 123 YTD 2024 to 149 YTD 2025.
However, we did see a small decrease in Sold Listings of 7.27% from 55 YTD 2024 to 51 YTD 2025 and also a minor decrease in Volume, with a decrease of 4.72% from $35,774,650 to $34,086,300.

根据报告显示,2025年3月Powell River地区共售出19套住宅物业,包括15套独立屋(Single House)及4套公寓(Condo/Apartment)。该数据与今年1月相当,比去年同期及今年2月的27套成交量下降29.6%!
3月的Powell River独立屋成交均价为$592,580加币,与去年同期的均价$636,083加币相比则下降了6.8%,出现了量价齐跌。
不过从另一方面,继上月之后,Powell River的3月新上盘物业数量则继续大幅反弹,达到惊人的104个,这比上个月的80个及去年同期的81个大涨28%。目前,在盘物业总量已达292个,比上个月的231个增加26%,达到了半年内的新高。
# 未来市场走向预测
Powell River的地产市场行情在经历了从去年12月到今年2月的温和反弹后,目前进入了一个窗口期。鉴于加拿大大选的日益临近及近期美国新政府对外政策的各种不确定性,导致了资本市场的大幅波动,因此不少房产潜在买家也重新开始观望等待。不过相信5月之后一切都会明朗,老白仍然坚信今年会有更大的一波反弹行情,让我们拭目以待吧!
